CONDITIONS OF HOLIDAY TENANCY

MOONAH RIDGE – MOONAH ON FORBES  

Payment:

A 50% deposit is required at the time of   booking. Payment is  either Visa, Mastercard or  EFT

The balance of rental payable for the letting period must be paid in full to the owner one week prior to commencement of occupancy by Visa, Mastercard,  or cash. If period involves New Year, Christmas, Victoria’s school holidays or Easter then the balance is payable 1 month in advance.

In the case of one night only  booking, the full rental is required as confirmation of the booking. Please note that a bond still applies.

A bond of $1000.00 is required in cash, or by credit card on or prior to arrival. The bond will be refunded by EFT or voucher destroyed after inspection on vacating (within the next 7 days).

A bond of $2500.00 is required for any booking which includes a public holiday weekend, Christmas Day, Easter and Victoria’s School holidays or at the discretion of the owners, including schoolie groups.

In the event of No show then 100% of the total rental is due and payable.

Cancellations

In the event of cancellations the following cancellation fees apply.

  • 50% of the total rental will be non-refundable from the confirmation date
  • Less than 14days prior to arrival date 100% of total rental forfeited.
  • If property can be relet, for exactly the same period with less than 14days notice given, then 50% will be non-refundable.

Check In/Check Out

Occupancy can commence any time after 3.00 pm on the date of arrival and the premises must be vacated at 10am on the date of Departure. Exceptions can only be granted if agreed in advance with the Booking Agent. We are flexible with these times whenever we can be. Please ask us when booking.

No Party Policy

Guest numbers are not at any time to exceed maximum stated for each property. Parties will not be tolerated. Failure to adhere to this will result in loss of bond and eviction

Number of Persons

The premises must be kept clean at all times and the number of occupants must not exceed the number of beds provided or the number of persons  agreed with the booking agent or owner at the time of booking (whichever is the lesser).  FAILURE TO ADHERE TO THIS WILL RESULT IN LOSS OF TOTAL BOND AND YOU MAY BE ASKED TO LEAVE THE PREMISES WITHOUT ANY REFUND .

Babies

A cot, stroller, rocker, bath and high chair may be available on request for an extra charge. For hygienic reasons these must be thoroughly cleaned before departure. Should additional cleaning be required than a charge of $25.00 will be deducted from the bond

Noise Level

It is expected that you will be aware of your behaviour and noise level. Excess noise after 10.30pm is not acceptable. Complaints from neighbours concerning guest noise level and / or behaviour may result in loss of all of the bond AND POSSIBLE EVICTION FROM THE PREMISES WITH NO MONEY REFUNDED

IF THE POLICE ARE CALLED DUE TO DISRUPTIVE , UNACCEPTABLE BEHAVIOUR YOU WILL BE ASKED TO VACATE THE PREMISES AND NO MONEY WILL BE REFUNDED

Inspection

An inspection of the premises can be made upon demand by the Owner or Booking Agent.

Pets

Well behaved pets will be considered. Please check with the Booking Agent for approval, when making a booking. The tenant is responsible for any damage or soiling caused by the pet and for cleaning up after the pet. Should special cleaning be required on vacating the premises then any costs will be deducted from the bond.  Please note that a $200 bond is required when a pet stays at any time  of the year.

Booking Acceptance

Bookings are  accepted in good faith. The owner and Booking Agent will not be liable for damages of any kind should the booking have to be cancelled.

Personal Property

No responsibility will be taken by the Owner or Booking Agent for tenant’s personal property.

Spa

THE SPA IS NOT TO BE USED AFTER 10PM AT NIGHT. FAILURE TO ADHERE TO THIS WILL RESULT IN LOSS OF BOND AND POSSIBLE EVICTION FROM THE PROPERTY WITH NO REFUND ON COST OF ACCOMMODATION

Tenants are responsible for keeping the spa locked at all times when not in use. No glass is to be taken into the spa area.

Due to water restrictions spa may become unavailable without notice.

Breakages and Damages

Tenants are responsible for all damages, breakages and loss during the term of their occupancy. These are to be reported, repaired or replaced and paid for by the tenant.

Cleaning

The tenant must leave the property in a clean and tidy state as it is was on their arrival, If the property is not found to be in a satisfactory condition on vacating then the cost of cleaning will be deducted from the bond.

Please clean the BBQ if used.

All rubbish is to be removed from the house and placed in the bins provided.  Any excess rubbish will result in a charge to the occupants of the house to cover extra rubbish removal fees.

Smoking

For the comfort of future guests we have a strict no smoking policy inside the house.  A smoker’s ash bin is provided outside

Linen

Beds are to be stripped and all linen and towels are to be left in a pile in the laundry for collection.

Vacant Possession

The tenants must vacate the premises at the end of the letting period or earlier upon demand by the Owner or the Booking Agent.

Indemnity

The tenants will indemnify the Owner and Booking Agent against all liability which might otherwise attach to the Owner as a result of injury, damage or loss (to a person or property, suffered by an person where such injury, damage or loss has been caused by or contributed to by any act of omission of the tenants or his agents). These conditions are agreed between the parties. Any infringement permits the Owner of booking agent to amend the rental or immediately terminate the tenancy.
